Reservations and Payments:
To confirm your reservation, Owner must receive a signed copy of this agreement along with a payment of $ within 7 days or the reservation will be cancelled.
For all reservations made less than 30 days prior to check in rental amounts are due immediately in the form of a cashier’s check, money order, or credit card payment to Owner. No personal checks will be accepted in the 30 day period prior to check in.
Security Deposit:
A security deposit in the form of a separate $200 check made payable to Owner will be due with the contract. The purpose of the security deposit is to protect the condo and its contents from negligent damages and to cover the cost of additional cleaning required if the unit is left unreasonably dirty. If there are no problems, the check will be returned to the tenant uncashed. The accounting for any security deposit deduction, and the return of full or partial funds will be completed within (15) days of check-out.
Cancellations/Refunds:
In the unfortunate event that you have to cancel your reservation, please notify us as soon as possible via phone and in writing. We will immediately put the property back on the market for rent. If we successfully rent it, we will refund you any funds received less a $50.00 Cancellation Fee. If we are unable to re-rent the property, your payment will be forfeited. All security deposits will be refunded to you. (You may want to consider purchasing trip insurance through AllTripInsurance.com or InsureMyTrip.com. These policies typically cover circumstances like illness, accident, death in family, etc.)
In the event of a Mandatory Evacuation due to a hurricane, we will refund the unused portion of your time. In the event of a malfunction or breakdown of any provided household appliances (TV, VCR, washer/dryer, etc) please notify the assigned maintenance provider promptly. Every effort will be made to expedite repair or replacement of the faulty items. However, there will be no refunds given due to these uncontrollable events.
Property Rules and Regulations:
Occupancy: The unit may not be occupied by more than 6 persons (babies in cribs excepted). Maximum occupancy must be strictly adhered to. All rentals are to family groups only. No sororities, fraternities, or other non-family groups are permitted.
Property Rules and Regulations, continued:
Check-in/Check-out: Check-in is no earlier than 3 PM on arrival date. Check-out time of 10 AM is strictly enforced to allow for timely cleaning and inspection prior to arrival of the next guests.
Phones: The phone number in the unit is (251) 980-1286. Unlimited local calls are included in the rental price. Incoming long distance calls are accepted, but the phone is blocked for long distance outgoing calls and collect incoming calls. Please plan to use a calling card to place outgoing long-distance calls.
Pets: There is a no pet policy. This policy is strictly enforced.
Smoking: This is a non-smoking unit. Additional Charges will be withheld from deposit if cleaning crew reports smoking in the unit.
Linens/Papergoods: The tenant will be provided with a courtesy set of trash-bags and toilet tissue. Further supplies are to be provided by tenant. A complete set of sheets and bath towels will be provided. These linens are to be used for the entire stay, feel free to launder as needed. You will want to bring your own beach towels.
Maintenance/Repairs: The Renter agrees to promptly report all maintenance problems to the designated maintenance agent. Owner and or designated maintenance agent reserve the right to enter the property and make such repairs as deemed necessary. Renter agrees to leave the property in as good or better condition as when found. Any damage due to negligence of the condo or its contents during occupancy is the responsibility of the Renter and will result in funds withheld from the security deposit.
Keys/Parking Pass: One parking pass will be provided and needs to be left on the kitchen counter on your departure. A missing parking pass will result in a $25 deduction from your security deposit. The unit has a keypad lock so no keys are required. The door code for your stay will be e-mailed to you along with check-in instructions prior to your arrival.
